Firmer Housing Prices Signal a Call to Action

It sure seems like the housing market is looking up…especially for those who have been waiting, and waiting to build.  Let’s face it, there is nothing like the experience of  building your first or your fifth home.  Thanks to the Internet, you’ve done your homework looking at materials, appliances, colors, interior design ideas, etc.  What you needed was a confirmation from market conditions that our market was stabilizing, once again making an investment in real estate a wise one. Based on data supplied by local building departments, there have been more building permits issued in 2012 than in 2011.  The local data and observations seem to correspond to a national trend.  A senior economist from the National Association of Home Builders says national building permit data showed home-building activity increased in 2012 to 41 percent of the 2000 to 2003 national average.  He believes that home building activity will increase nationally and in the Chicago area in 2013. Renovation How-to: Be Prepared

We’re approached by clients to renovate their home often after a visit to one of our models.  Of course these clients love their home, love their location, and love their community.  They just would like to have an updated look inside and out. One of the first things we do in this process is to tell our clients to be prepared.  Renovation can be more daunting than new construction, quite often because we did not construct the original building. Here is our list for clients: Be prepared to give us a list of “must-haves” as well as a list of “would-likes”.  Sometimes in the process of design and renovation we are able to include some of the “would-likes”  because of the particular design and construction approach we are taking.  We’ll show you ideas to achieve the level of finish you want. Be prepared to show us pictures of the features and finishes you would like.  Of course we will show … Continued

Love Your Home…Get a Home Make-Over

Many homeowners today are reticent to consider building a new home.  It has nothing to do with the economy, or the time it takes to build new.  The answer is simple:  They love their location and really like their home.  BUT, they want to make their home better- and oftentimes bigger. Sometimes, homeowners want to add on to the general entertaining areas of the home, opting for adding onto the family room, redoing the kitchen, or making larger  indoor and outdoor entertaining areas- and even adding in a pool and/or tennis court.  Combining bedrooms to create a secondary master suite is a popular request. Carving out more space to increase the size of the master suite closet or master bath is also popular.  Teens of a household always give a big thumbs up to the idea of a home theater and gaming gallery. This kind of home make-over requires the same kind of expertise as does new construction.  Fortunately, we begin the process with … Continued

Suburban vs. Country Setting

We find that many households interested in new construction are interested in looking at both suburban and country-like settings.  While price may be a determining factor, all things being equal, which one would you choose? Here at IG Construction, we have developed a line of home designs that work well in either situation. We have commissioned noted Lake Forest architect RM Swanson to assist us in developing a more relaxed country-like set of designs, yet maintain the look and feel of high-end custom housing. In addition, we have a number of homesites that would work well with these designs.  Home buyers interested in staying “close-in”, look to the homesites we have available in the Wineberry subdivision in Libertyville.  Here, homesites can back to dense tree lines or be close to the community park and open space.  In Wadsworth, the homesites we have available are located in the Forest View subdivision.  Homesites here can back to highly wooded nature conservancy areas.  … Continued

Trending: Stone and Marble Fireplaces

One of the most popular features we’re asked for in our new construction, restoration and remodel projects is the stone fireplace. In fact, some clients have 2 or more stone fireplaces in their home.  Stone and marble fireplaces, marble and stone mantles, or limestone fireplaces add warmth, ambiance, and an inviting focal point in a home, condominium lobby, resort or hotel, or restaurant.  Depending on the size, these fireplaces can create the perfect atmosphere for a quiet respite or social gathering of any size.  The fireplaces can have simple lines, or have detailed carvings of decorative art elements or figures.  In many cases a fireplace can be made more grand with the addition of an over-mantle with crown.  Needless to say, the stone fireplace adds to the value of any property. Hand-carved fireplaces can be made to fit any space and any size firebox.  Typically a client’s interior designer or architect can begin the process by specifying the location and size of each fireplace. … Continued

“The Devil is in the Detail”

The idiom “the devil is in the detail”  expresses the idea that whatever one does should be done thoroughly. This is a phrase most notably attributed to  architect Mies van der Rohe  At IG Construction we are firm believers that details are an important part in putting your personal stamp on your new home.   These details are more than just locating light fixtures.  Details create a first impression.  Details speak to an aesthetic.  Details reflect a lifestyle.  Take a look at a recently completed private residence in Highland Park.  Here the details create a stunning first impression, speak to a  European heritage, and detailed to create an environment that envelops the owners and their guests.  This is truly a custom homes that captures the owners specificity.

Natural Stone Planters Enhance Highland Park Custom Home

Natural stone planters and urns are so important to creating a stunning curb appeal and first impression.  Our recently completed Highland Park custom home is a fine example of that.  Matching over-sized limestone planters sit majestically atop pedestals and line the entry and motor court.  This look provides the visual appeal and detail needed for a huge custom built home.  In addition, we worked with the owner to specify other planters and urns for placement throughout the estate.  Some used to accent a staircase which transitioned the dining area of the rear grounds to the pool area , and more still to the to the tennis courts.  We worked closely with the owners to specify natural stone species that would complement the materials used on the exterior and choose sizes and shaped that would well in scale of the home and grounds.  Not too big and certainly not too small is key.  Urns on pedestals seem to be the most … Continued
